Looking for an affordable opportunity to buy a simple, decent home?
Before reviewing the Family Selection criteria, please understand two key points:
- There is no "online" application process. Review the Family Selection Criteria noted below. If you feel you meet these guidelines, please call the office to receive a Pre-Application form.
- NOTE: Habitat is not an "emergency" housing agency. Typically, it takes anywhere between 12 to 24 months from the time that someone applies, is selected, their Habitat house is built and they move in.
Family Selection Criteria
Listed below are the basic guidelines followed In qualifying families who obtain housing with Maumee Valley Habitat for Humanity:
The selection of families who will purchase homes from Maumee Valley Habitat for Humanity will be done by the Family Selection Committee using these criteria in a way that does not discriminate on the basis of race, color, religion, sex, age, handicap, family status, marital status or national origin.
- Need
You will be considered for a Habitat home if your present housing is not adequate, and if you are unable to obtain adequate housing through other conventional means.
Lack of adequate housing may include problems with: the present structure; water, electrical or sewage service systems; heating system; or failure to meet city property maintenance standards. Also taken into consideration are the number of children, the ages and the sex of the children compared to the number of bedrooms in your present home.
The percentage of your monthly income that you currently spend on housing is considered to determine need. You will be required to openly and fully discuss your financial situation with a Habitat interviewer.
You must currently live in the greater Toledo area or in Fulton County. You and your family may be considered if your total income is within the range noted in the chart below.
- Ability to Pay
Since you will be actually buying your home from Habitat for Humanity, you must demonstrate your ability to pay the monthly mortgage payment. Your credit history will be considered in this regard.This payment will include not only the mortgage payment, but the payment for real estate taxes and insurance. We will help you to determine if this payment will jeopardize your ability to meet all your other family financial obligations and expenses. We can also help you if you need to develop a budget to determine your eligibility. There is no interest on the loan for a Habitat home. (see the chart below)
- Willingness to Participate as a Partner with Habitat
When selected, you become a "partner family" in the Habitat movement. To become a homeowner, each adult must complete 300 hours (but not more than 500 hours per family) of volunteer work with Habitat. Your assistance in constructing your home and the homes of others is called "sweat equity" and may include assignments such as clearing the lot, painting, helping with construction, providing food for volunteers, working in the Habitat office or in the community. You are also required to attend budgeting classes and monthly Partner Family meetings. Your friends and relatives can help with some of your sweat equity hours.
You will be responsible for maintenance and repairs of your own house from the time you move into your home.
After moving into your home, the Family Support Committee will maintain an ongoing relationship with you.
